Defective Drywall – Chinese Drywall

Defective Drywall is in about 10% of all homes which were build between 2004 and 2009. But sometimes we find defective drywall also in homes which were extensively renovated during the same period of time.

Defective drywall will “attack” your appliances and also your AC. It will corrode the wiring and plumbing in the house and it might cause some (sometimes serious) health issues. It also “smells”. A lot of Realtors can smell defective drywall by just walking into a house and most home inspection will check for defective drywall even before they start the actual home inspection.

Some of homes are remediated for defective drywall – that means a contractor replaces all the drywall, wiring and plumbing in the effected home. Unfortunately we do not have to disclose this fact anymore (if done professionally and home has a “clean bill of healty”) – but we can pull building permits and it will raise some red flags if a fairly new home was extensively renovated. So if you are purchasing a home in Florida, ask your Realtor to check for building permits on the property and if the home was renovated or build between 2004 and 2009 make sure to tell your home inspector to check for defective drywall. Also ask your Realtor to ask the seller if this home had defective drywall and if so ask the Realtor to provide the remediation report together with performed test results.

The problem with the defective drywall came up because we had a building boom in those years and together with Hurricane Charley in 2004 and extensive renovations needed, the contractors were running out of US produced drywall. So this drywall was imported thru a German Company who ordered the drywall in China. The imported drywall contained sulfurous gases

My advise (for any home  purchase) is to have a good home inspection done and always include the testing/inspection for Defective Drywall.
